Sierra Ridge is a 17.5-acre residential subdivision located in Peoria, approximately 12 miles from Lake Pleasant. The project consists of 24 single-family lots.
Bowman Consulting provided survey, annexation and entitlement services including: a Minor General Plan Amendment, PAD and Preliminary Design documents; preliminary plat, preliminary drainage report and preliminary grading and drainage plan.
After approval of the PAD and preliminary design documents, Bowman Consulting prepared the civil subdivision plans. The steep slope of this site required extensive grading design to allow for storm water retention and dissipation for both onsite and offsite flows impacting the site. Bowman prepared the subdivision improvement plans and prepared the required documents for the Maintenance Improvement District and Street Light Improvement District, 404 Jurisdictional Delineation and 404 Nationwide Permit.
Improvement plans also included offsite improvements for the perimeter roadway of Pinnacle Peak Road north half street improvements with water and sewer extension in 107th Avenue to Villa Chula. Offsite roadway and utility extensions were comprised of approximately 1,300 lineal feet of Pinnacle Peak Road and 1,350 lineal feet of extension in 107th Avenue.
